The Approach

An architect first. A salesperson only second.

Before I ever sold a residence, I designed them — trained as a licensed architect, with years spent reading floor plans, light, and how a family actually lives inside a space. That eye doesn't switch off when I hand you a price sheet.

It means I'll tell you when a unit's orientation is wrong for you, when a smaller layout lives larger, when to wait. My job isn't to close you. It's to make sure the decision you make is one you'll still be glad about in ten years.

Some months I've told buyers to walk away from more units than I've closed — wrong orientation, dead corridor square metres, layouts that photograph better than they live. That is exactly why the clients who do buy through me keep coming back. My advice isn't free of opinion. It's free of quota.

No. Shang sets the price, and it is the same price either way. You simply get an architect reading the floor plans beside you.

Will I be called and chased?

Only if you ask to be. There is no team here, no call centre, and no list you get added to. It is me, and I answer my own messages.

Is this confidential?

Your name will never appear in a broadcast, a group chat, or a testimonial. Every quote on this page is anonymous at the client's request — which is rather the point.
